ROBERTSON/STUART & MAIR HISTORIC DISTRICT

A hidden gem in East Austin, these homes rarely become available. This historic enclave is a proud member of the revered Guadalupe Historic District, offering a truly unique living experience. For a comprehensive understanding of these historic homes, please review the documents available or contact the listing agent. Here, residents revel in leisurely strolls to a diverse array of eateries, coffee shops, boutiques, yoga studios, and vibrant music venues. Essential conveniences, including Whole Foods and Target, are right at your doorstep. With less than a mile to the majestic Texas State Capitol and less than two miles to the prestigious University of Texas, the location is unbeatable. Downtown, the renowned Franklin Barbecue, the French Legation Museum, and the thriving bars and restaurants on 7th Street are all within easy walking distance.

** This home is one of the few in the R/S&M district that are exempted from the historic designation.  It retains the benefits of the neighborhood while having the freedom to update/add on/renovate free from restrictions.

This historic district is of the oldest historical significance among all Austin historic districts. It is also predominantly residential and is the only historic district with walkable access to downtown, 11th st, 6th st, and Ladybird lake.

The house is next to a home of historical significance, 1001, built in 1891 and lovingly preserved by the architects of this home. 1003 is a noncontributing structure and exempted from historical restrictions, but still received the benefits of being in a protected neighborhood.

About The Home

1
Un-Matched Location
2 blocks from the 3rd coolest street in the world - 11th St! https://www.timeout.com/things-to-do/coolest-streets-in-the-world. To the south, you have 5th & 6th street - a couple blocks from everything you need and everything you want. You may never drive again. It is a remarkably fast trip to the airport - 15 minutes door to door even during rush hour. The French Legation and the Texas State Cemetery further buffer the neighborhood to the west and east. You get to live in the middle of the city without living in the middle of the city.

Architect-Design-Build Construction
Custom design by Paul Clayton of Clayton & Levy (now Clayton Korte). Built by Pitt Builders (Tom Pitt). 2023 renovation: The goal of the renovation was to create a seamless feeling from the outdoors to the indoors. The materials were selected to complement the surrounding greenery, trees and sky, creating a sense of living in a very refined, high end tree house where one was always connected to nature.
3
Brazillian Waterfall Countertops
Armani quartzite counters from Brazil creates the feeling of a stream flowing across the island, cascading down the waterfall. The countertop layout was precise to match grain and expose the prettiest parts of the quartzite where one would experience it most often. Care was taken to cut the backsplash and counter from contiguous sections so that the grain would continue uninterrupted. In every step, there was careful attention to detail, as shown by the precise design to integrate the windowsill into the countertops There is only one seam in the counters - and I dare you to find it!
1
Artesian Cabinetry
A small artisan cabinet maker in Leander, Furguson Custom Wood Creations, custom built the cabinetry, exposing the full beauty of the white oak wood by individually selecting each plank to provide both vertically matched grain and so that each door would complement the next - creating flow and peace.
